Our Rental Criteria
New Heights Property Management, LLC does not accept Comprehensive Reusable/Portable Tenant Screening Reports. There is a non-refundable screening (application) fee of $52 PER PERSON for all occupants over the age of 18. The application can be found at https://apply.alliance2020.com/#/view/58zA
No application will be accepted until you have viewed the home with one of our agents or employees. Applicant must be on time for showing appointment or reschedule with a timely call (failure to do so results in denial of the application)
The screening fee is required to be paid by credit card to submit and process your application. If additional fees are required for out of state criminal record search you will be contacted. Please read the rental criteria attached to the application before completing the application.
If you do not have a Social Security Number, please provide an EIN, TIN, or ITIN number if you have one and provide the following alternative financial documents for review. These documents will determine your financial solvency and ability to qualify for the property you are applying for:
6 months of complete bank statements to include person and/or business accounts.
Current contracts for major purchases and payment history of at least 12 months.
Current utility accounts and payment history for the past 12 months.
Complete credit card statements for the past 6 months.
Rental History:
Two positive landlord references (i.e., timely rent payment, no damage in excess of normal wear and tear, no documented rule violations, timely issuances of notices of intent to vacate and compliance therewith.) from the last five years. References must have a valid phone number and email address.
We may deny the application and move on to the next if the previous landlord does not respond within 48 hours of inquiry.
If the applicant owned a home and cannot provide rental references, proven mortgage payments will be looked at.
Credit History:
A credit report will be run. Must have established credit in good standing and all active accounts should be reported as current. Credit score must be at least 650.
Employment:
Twelve months on the job or previous employment in same kind of work. Employment must be verified by telephone to employer(s). Paystubs must be provided.
Employment – Self Employed:
Self-employment must be verified through 2 years of tax returns or additional documentation that may be requested.
Income:
Applicant must meet three times the rental amount in verifiable income but could be higher depending upon your specific income and financial situation. Final determination of the required income amount will be determined by reviewing the debt load, credit history, payment history, past due amounts, judgements, collections, housing expenses and business expenses to determine applicants’ qualifications. Copies of most current 2 months of pay stubs required to verify income. Self-Employment and/or extra income must be verified through tax returns and/or additional documentation that may be requested. Complete Bank account statements (checking, savings) or Retirement statements may be required.
Photo ID:
You will be required to provide a copy of your driver's license or other picture ID.
Personal Email Address is required:
All applicants to the lease will be required to have their own personal email address and an email address cannot be shared. All lease signing and correspondence is completed online.
Occupancy:
Occupancy is limited to no more than two persons per bedroom (studio units are considered to be one bedroom)
Section 8 Applicant Criteria:
Must meet the same criteria as stated above, with the exception that the applicant only needs to meet income requirements for their portion of the rent.
Applicants that are new to the country and International Students:
- Must meet same criteria as listed above.
- Documentation is required (provide at least 1):
*Visa*, *Permanent Resident Card (Form 1-551)*, *Employment Authorization Document (I-766)*, *Temporary I-551 Stamp (on passport or I-94/I-94A)*, *Individual Taxpayer Identification Number*
Co-signer Rental Criteria:
A co-signer may be approved if all the qualifications below are met, if the co-signer does not meet one of any of the following criteria, then the co-signer will not qualify. Not all property owners will accept a co-signer, so prior consent of the agent must be obtained before applying.
• RENTAL HISTORY: At least 2 years of valid and verifiable rental or mortgage history with no late payments
• CREDIT HISTORY: At least 4 accounts established for 1 year, in good standing with less than $100 in derogatory accounts
• EMPLOYMENT: 12 months on the job or previous employment in the same kind of work
• INCOME: 4 times the rental amount of the unit in verifiable income
Immediate Denial May Result From The Following On All Applicants:
• Verified eviction showing on credit report or confirmed with landlord
• Rental collection verified on credit report
• Balance owing to landlord
• Breaking lease agreement that will result in collection filing
• Extreme negative and adverse rental history, e.g. documented complaints and/or damages, multiple late payments or notices to pay or vacate with statement by landlord of "WOULD NOT RE-RENT"
• Open bankruptcy, open Collections or charge offs
• Unverifiable social security number and/or inability to screen
• False, incorrect or misleading information on rental application
Threatening or abusive behavior towards a New Heights Property Management, LLC employee, agent, or contractor will result in denial.
Criminal Convictions:
A criminal conviction of crimes of violence, crimes against persons, property crimes, crimes involving the possession, use, sale and or distribution of illegal drugs and/or crimes involving breach of trust may lead to denial. A criminal records search will be performed for felony and misdemeanor offenses. All felony and misdemeanor offenses must be disclosed on the rental application. We may have additional follow up questions on any offense that is disclosed. Public records regarding civil court record may be grounds for denial. Registration as an adult sex offender may be grounds for denial.
PET REQUIREMENTS:
PHOTO of pet(s) must be submitted at time of Application. All pets must be vaccinated, spayed/neutered and no pet(s) under 1 year of age will be accepted.
Each resident is required to submit a pet screening application if you have a pet or not. There is no cost for the "No Pet" Screening, and cost of Household Pet Screening is the responsibility of the applicant and must be presented at time of application. Visit https://nhpm.petscreening.com to complete screening. You may also be subject to Non-refundable pet fees, pet rent and/or pet deposit.
We require all pets living in our rental homes and communities be fully spayed / neutered and up to date on vaccinations. You are required to provide documentation of each. Failure to provide that documentation may result in denial of your rental application.
No breeds commonly labeled as "aggressive" by insurance companies will be allowed on owner's property at any time. Mix breed dogs will require additional documentation providing the breeds used in the mix and are subject to additional screening through https://nhpm.petscreening.com. Mix breeds may be required to have additional insurance placed on them.

ASSISTANCE ANIMALS:
For ALL assistance animals an "Assistance Animal Accommodation Request" must be completed and presented at time of application. There is no cost for this request, and it can be completed by visiting https://nhpm.petscreening.com.
Holding Fee:
If your application is approved, you will have 24 hours to pay the holding fee in the amount of one month’s rent. This will be applied to your first full month’s rent payment at move in. This fee must be paid in certified funds. The holding fee is nonrefundable.
If You Fail to Sign Lease Contract After Approval:
If you or any co-applicant fails to sign as required, we may keep the holding fee as liquidated damages, and terminate all further obligations under this Agreement.
If Your Application is Denied:
You will be contacted by our office staff either by phone, email or mail. We will not discuss the results with you. You will be mailed an adverse action notice stating the reason for denial. If the denial was based on your credit report, you will be entitled to a free copy of your credit report from the credit bureau.
